1. Pre-Selling Advice/ Other. Comparable Market Analysis (CMA) tops the list with consumers - determining the right market value is key to any successful home sale. What federal/state laws apply? What restrictions apply? How do I "stage" my house for sale. What is the best time to sell? What disclosures do I need to have? Should I have a pre-inspection or pre-appraisal? What advertising works (and what doesn't)? These are just some situations where, without committing yourself, you can find the answers to. Other areas needing consultation: (1) Improve versus Move?, (2) Rent versus Buy?(3) Protesting assessed value & property taxes and (4) Pre-qualification for a mortgage and (5) How can I remove PMI? I also can act as a referral source for: tax advice, accounting advice, legal advice, home inspections, termite inspections, surveys, certified appraisals as well as minor-to-major home repairs.
 

2. Expert Testimony.  Credibility is everything in court; my bona fides have helped make the difference in several appearances where the opposing attorney's first duty is to destroy the credibility and composure of any expert witness. I'll work closely with your attorney in any situation where all parties feel my involvement would contribute to the possibility of a favorable court finding in your behalf. Real Estate a la Carte' - Select the Services You Need, Pay What They're Worth.  As a Seller, you may want to have a RealtorŪ handle the sale of your home from listing to closing and all the steps in between. Or, you may want more control of the sale of your own home, yet use the professional services of a RealtorŪ when necessary. * Fee-For-Service offers you flexibility and control throughout the entire process and can result in substantial savings if you "partner" with your RealtorŪ, contributing by agreement. Unlike discounters who claim to provide all services for a lower fee, the Real Estate a la Carte' listing package provides a majority of services, but limits the type and amount of advertising or other dollar-intensive services provided.

Consultation fees are charged by the hour or by schedule, as applicable.
